The railway arches stretch down to the end of the road, weeds growing between the bricks and the fronts blocked in to make lock-ups. A four-storey redbrick building sits at the bottom, crumbling and neglected. It‘s a building with history, and now for the first time in 20 years, a future too.
What used to be an old Customs and Excise property for holding tobacco and alcohol brought up the Clyde, before flogging it around the country, is soon to become a new arts space. Up until now the near-derelict building has been kept warm by sporadic raves, making the most of the central location, free from neighbours. But with the vision of a man called Mutley, the place will soon be heating up in all sorts of new ways. Graffiti artists have already started painting the walls and the space is being cleared to make way for artist spaces, a photographic studio, an exhibition space (opening in April), a recording studio and pre-production facilities for bands.
Walking in, the potential is obvious. Big, open spaces with hideaway rooms off the side are crying out to be

taken advantage of, and the higher up the building we go, the lighter it gets, with the top floor — big, wide loft space - flooded with yellow winter sun. Already one artist has set up her easels in the sun spot. ‘Let‘s go up on the roof,‘ Mutley says. Up the vertical metal ladder and through a hatch we emerge into the sunshine and the most incredible panoramic views of Glasgow. The Tall Ship's masts signal the Clyde running nearby, while lbrox marks out Govan. Looking the other way, train tracks carve through the scrubland. It is about as Glasgow you can get and, with enough financial backing, Mutley is hoping to turn the space into a roof garden: if it comes off, it'll be amazing.
At the moment Mutley and his partner have a two year lease with an option to extend and buy after that. They have sourced a combination of public and private investment for the project, and the good will of many. There is a substantial education programme planned to connect the space with Glasgow’s wider community.
